Stages on the path to achieving completion of a building project
A Feasibility, Identification of Client’s requirements and the constraints on development. Providing advice on the feasibility of those requirements and on outline costs of the development.
C Outline Proposals, Preparing ‘as existing’ drawings based upon a dimensional survey of the property. Using the survey drawings as the basis, we will present design sketch schemes to further investigate the feasibility of the proposals. These are then presented for consideration and comment.
D Scheme Design (Planning), On acceptance of the outline proposals, a scheme design will then be drawn up for final approval. At this stage we also prepare a brief specification identifying the main items of materials and workmanship to be included in the final design. We will revise the proposals as necessary for your approval, at which time the design will be frozen. The proposals will then be submitted for Planning Permission. The required consultation period for Planning Applications is normally two months.
E Final Proposals (Building Warrant), Assuming Planning Permission is granted, the next stage is to prepare detailed drawings and brief specification notes for the Building Warrant Application this can take up to 2 months to process. At this stage we will incorporate the Structural Engineers design.
F Production Information, Preparation of detailed contract specification and detailed drawings.
G/H Preparation of Tender documentation & Building Contract. Invitation to tenders sent out to an agreed number of Building Contractors. We appraise the tenders and advising client accordingly.
J/ Mobilisation. Letting the building contract, appointing the contractor. Issuing Contract information to successful Building Contractor.
K/ Construction To Practical Completion Administering the Building Contract. Certifying interim payment to the building contractor and operating cost control. Provision to the Contractor additional information as and when required. Undertaking periodic site visits to inspect the Building Contractors work.
L/ Final Account. Administering the Building Contract after Practical Completion Making Final Inspections and administering the final account.
